Silvertown: A Beacon of Affordable Living in the Heart of the Royal Docks

London Construction Magazine is delighted to report on the latest strides in the ambitious Silvertown redevelopment project, which continues to transform the Royal Docks with the approval of 326 new affordable homes by Newham Council’s Planning Committee.

In an exciting partnership with The Guinness Partnership, these affordable homes are poised to enhance Silvertown’s vibrant community. Construction, set to commence this autumn, will follow the meticulous designs of Gort Scott Architects, complemented by the thoughtful landscaping of Churchman Thornhill Finch. The new buildings will not only provide essential housing but will also introduce retail units, thus fostering lively new high streets for residents and visitors alike.
 

With the construction of the first 106 affordable homes already progressing at an impressive pace, anticipation is high for the completion of the six-storey building, with residents expected to move in by year-end. This marks just the beginning of Silvertown’s extensive transformation—a project that will see the rejuvenation of a 60-acre docklands site, long dormant for 40 years, into a thriving urban quarter with approximately 6,500 new homes, a significant portion of which will be affordable.

Beyond housing, the Silvertown project promises to be a catalyst for job creation and skill development, with an estimated 1,300 workers on-site annually. The masterplan includes a dynamic mix of community infrastructure, such as shops, restaurants, bars, and a dockside leisure hub, fostering local opportunities and contributing significantly to Newham’s economic growth. The preservation and revitalisation of iconic industrial landmarks will further enrich this unique destination.
