Munich Re investment manager MEAG has secured planning permission for a significant office retrofit at 30 Finsbury Square, located on the edge of the City of London. The ambitious project, designed by architect Fletcher Priest, will add an additional floor to the existing structure, transforming it into a nine-storey commercial office building.
The new level will feature additional office space, a winter garden, and a large green roof terrace. The retrofit will also include a double-height lobby, a new secondary entrance, an upgraded façade, and new mechanical, electrical, and plumbing (MEP) services. The building will be converted to an all-electric system, utilizing air-source heat pumps and photovoltaics.
Katja Rincker, Head of Real Estate Development at MEAG, emphasized the company’s commitment to sustainability and value creation:
As an equity-strong investor, we are able to implement developments in challenging times to deliver sustainable value.
Sustainability and whole life carbon assessments have been integral to the project, with 90% of the existing structure, including the Portland Limestone load-bearing façade, being retained. The development aims to achieve market-leading certifications such as BREEAM ‘Outstanding’, WELL ‘Platinum’, and NABERS.
Josef Wild, Press Spokesperson at MEAG, announced the planning approval from the London Borough of Islington Council:
The 30 Finsbury Square development will deliver a nine-storey commercial office building that offers high-end quality workspace with an upgraded public realm in a desirable location.
MEAG is currently in discussions with an unnamed contractor and plans to commence work next summer.
