New Sky Garden Tower Approved at 130 Fenchurch Street

Fenchurch Street is set to welcome another landmark addition to London’s skyline, as plans for a new tower at 130 Fenchurch Street have been approved.

Designed by WilkinsonEyre, the development will replace the existing 1950s building with a taller, modern tower that brings with it a strong emphasis on public space, culture and sustainability.

At the heart of the design are two public sky gardens. The first, on the 17th floor, will be a double-height terrace facing south and east, complemented by a cultural space expected to host exhibitions and art displays. Higher up, the 20th floor will provide a public viewing gallery and outdoor terrace, with sweeping views across the City. In keeping with City of London policy, these elevated green spaces will be free to access, seven days a week.

The tower will also improve movement at ground level, introducing a new pedestrian route linking Fenchurch Street with Leadenhall Market, Cullum Street and the Lime Street Estate. This will not only benefit the thousands who work in the area but also enhance the visitor experience in one of London’s busiest business districts.

Far from slowing down in a post-pandemic world, the demand for office space in the City has rebounded strongly, with newly built towers reporting vacancy rates as low as 0.5%, according to Knight Frank. This scheme is another signal of confidence in the City’s future, combining world-class office space with accessible green and cultural amenities.

The existing building is set to be demolished in 2026, with completion of the new tower planned for 2030. By then, Fenchurch Street will be home to four sky gardens, making it one of the most unique clusters of public rooftop spaces in Europe.

130 Fenchurch Street is more than just a new office tower, it is a statement of intent about how London’s skyline can serve both business and the public, balancing growth with culture, access and green space.
